The dominant standard in North America is the BOMA 96 standard, but in certain cities such as Washington and New York other local standards dominate. Net Area, is soley the working office space, gross area includes all (or a proportion of if a shared office) the 'circulatory' spaces including stairwells, lifts, toilets and entrance lobbys etc. Hope this answers your question.
