Well to begin with a pull factor is something that attracts you or pulls you

Example: you live in an old barrio with a job that pays you less than a dollar an hour. Then you hear talks like theres a better place nearby with cheap houses but the houses are good and have big territories. and that theres very good jobs over there too.

New job or better job, more money, new or better house are examples of pull factors.
