These types of valuation are very nebulous.1 -It depends very much on the condition of the home. I've seen many only 12-15 years old where plumbing is leaking, floors are soft in spots and outside is shabby. -There are also many very well kept ones where maintenance has been kept up.2. The value partly depends on WHERE the home is - in my area an average mobile home in a shabby, seedy park sells for a much lower price than one in a nice well manicured park.I have seen ill kept 28x56 mobile homes in a nearby seedy, rundown park going for 29,000. - In my park, the average for a good one that size is 79,000So please consider these thing when asking such a question. - better yet, tour some parks and look at prices people are asking. (and keep in mind,most people grossly over estimate the value of their mobile.) - To get a realistic valuation ask a realtor who sells mobiles in that area.
