Depending on the type,style, single garage door or double and getting what you want are many of the variables involved. The area you live in also affects sq. ft. cost. As a contractor in North Florida I can say you should expect to pay a min. of $40 per sq.ft. using a contractor(licensed) and you could possibly save 15-20% if you build it all yourself. There are many websites that offer an free estimate "guide" based on info you put into the slots. Do a search for estimated cost of building a garage, and you should get a few good hits. Theses sites offer a true real look at what your cost will be. Too many posts will tell you that the cost should be $25 per sq.ft and these individuals are giving very bad advice but it is based on what they or a friend"just did" and you have no way of knowing what was built. I hope this helps you a little. I just priced a garage off of a complete materials list in building plans in NC. For a 2 car (24x28), 2 dormers, 12/12 pitch roof, and side door. I based it on contracting out grading and foundation and DIY everything else. I came to $28 a sq ft with an allowance for about $900 in extra material I may need.
