A sold land to B and 2 years later B sells land to C then A tries to file for quiet title to keep portion of the land that she originally sold to B is this lawful?

: A should from the very start clarified to B the portion that he is selling to B. in the case where a title of the land has been already passed to B and B was able to have the land titled in his name, then B now becomes the lawful owner by possession and title over the land sold by A upon which cannot be attacked by A collaterally and in any way because the presumption now provided for by law is that B is the lawful owner and it is negligence on the part of A not to clarify the portion of the land that he is actually selling. : when B sold the land to C 2 years later, assuming arguendo that C here is a buyer in good faith, then our law protects those innocent purchaser or buyers in good faith. if A would allege that there is fraud in the conveyance of the land he sold to C, that shall have no meerit for in the first place, he shall bear the loss for his own negligence. == == If C has closed on B's property and A files after the closing, I don't believe A has any rights. Results vary by state, however most states have a statute of frauds which states that A sold what he meant to sell and therefore B (and thus the future grantees of B) has clear title to the land. For A to win the case, then A must prove that the land was taken by fraud. That is very hard to do.
