There is much to consider when building a house.

1. Are you including the land cost in your #?

2. Are you including your closing costs and loan origination fees for the construction loan?

3. Or are you just trying to calculate how much per sq. ft. will the "sticks and bricks" cost?

4. Also, the area where you are building will have different basic requirements such as Plumbing systems and other restrictions. A septic system could cost you anywhere from $4000-$20000 depending on where you're located and if you're near a body of water.

I recommend going to Realtor.com or another site where you can shop for homes and use this calculation: $sales price/sq.ft. That will give you the cost per sq. ft. of a house that YOU like! The finish out and selections and upgrades that you choose for the interior will dramatically affect the price per sq.ft.
