(x + 3) (y - 11) = 0

Use the rule that a product is zero if and only if any of its factors is zero. Thus, you can solve the two equations;

x + 3 = 0

and:

y - 11 = 0

Note that only one of these parts needs to be equal to zero, not necessarily both.
